If your overflow pipe is constantly dripping (especially at night), it's not the geyser failing — it's the pressure-control valve (PCV) or temperature-and-pressure (T&P) safety valve venting because it's worn. These are wear items and should be replaced every 4–5 years as preventative maintenance.
What we do
Isolate, drain to valve level, replace PCV and T&P with SABS-approved units rated to your incoming water pressure, recommission and observe overflow for 30 minutes.
Geyser safety valves explained
The valves SANS 10254 requires, and what each does.
| Valve | Job | Sign it's faulty |
|---|---|---|
| T&P safety valve | Releases excess temp/pressure | Constant overflow drip |
| Pressure-control valve | Limits incoming pressure | Banging pipes, high pressure |
| Vacuum breakers | Prevent siphoning empty | Leak onto roof / near geyser |
Our process
- 1Confirm overflow is from PCV/T&P (not cylinder failure)
- 2Isolate and partial-drain
- 3Replace both valves
- 4Test for 30 minutes
