Geysers are the single most common plumbing failure in Northern Johannesburg homes — elements blow, thermostats fail, T&P safety valves stick open, and after about 8–10 years the cylinder itself starts to corrode. Apple Plumbing & Electrical repairs hundreds of geysers a year across Sandton, Midrand, Bryanston and Fourways. We carry the most common Kwikot, Heatech, Franke and Gap spares, so most repairs are done on the first visit.
What we do
We diagnose geyser problems across three areas: electrical (element, thermostat, isolator), mechanical (T&P safety valve, vacuum breakers, drip tray, overflow) and the cylinder itself (rust-through, weld failure, lining collapse). For salvageable units we replace the failed component, descale and re-test under pressure. For end-of-life cylinders we recommend a like-for-like replacement, installed to current SANS 10254 standard with all the safety fittings the regulations require, and issue a Plumbing COC immediately.
Signs you need this service
- Water dripping from the geyser overflow pipe
- No hot water at all (tripped element or thermostat)
- Lukewarm water that runs out quickly
- Rust-coloured water from hot taps
- Ceiling staining or damp patches below the geyser
- Audible kettle-like rumbling from the cylinder
Geyser repair vs replace: how to decide
When a repair makes sense and when a new geyser is the smarter spend.
| Situation | Usually repair | Usually replace |
|---|---|---|
| Geyser age | Under 8 years | Over 10 years |
| Fault | Element, thermostat, valve | Leaking cylinder / rust |
| Repair cost vs new | Under ~40% of new | Over ~50% of new |
| Recurring faults | First failure | Repeated breakdowns |
| Typical cost | R1,200–R1,800 | From R5,500 (incl. COC) |
