    Plumbing COC inspections in Midstream

Owner-run plumbing work across Midstream for over 16 years — Midstream Estate and the surrounding modern estate developments.

Plumbing COC inspections in Midstream — what we actually find

Midstream certificates rarely fail on age. They fail on commissioning detail — tray drainage terminating in the wrong place, overflows not discharging to open air, a valve that was never fitted. These are inexpensive to correct now and awkward later, because in an estate any alteration has to satisfy the estate's own requirements as well as the national standard.

    Property stock in Midstream

Midstream Estate is comparatively new, so the failures we attend are workmanship and fittings rather than age — compression joints backing off in roof voids and poorly bedded waste falls. The estate runs its own water reticulation, so a pressure complaint may be estate-side rather than municipal. Homes were built with generous electrical provision, but the solar and battery systems added since often sit outside the original design.

Estate access is controlled and outage reporting goes to the estate rather than the municipality. Estate requirements for solar and change-over work are stricter than the municipal minimum, so we work to those.

    Faults that cluster in Midstream

    • Compression joints backing off in roof voids on comparatively new installations
    • Waste falls laid too flat, so a line blocks repeatedly from new
    • Pressure complaints originating on estate reticulation rather than the municipal supply
    • Solar and battery additions with change-over or earthing outside the original design

    How Plumbing COC inspections works

A Plumbing Certificate of Compliance certifies that the installation meets SANS 10254 and SANS 10252, and the City of Johannesburg requires one before property transfer. It must be issued by a PIRB-registered plumber in their own name. The failures are almost always the same handful of items — overflow discharge position, missing vacuum breakers, no drip tray, poor tray drainage, missing earth bonding — every one of them small on its own, and expensive when discovered during a transfer.

    • Full inspection against SANS 10254 and SANS 10252 by a PIRB-registered plumber
    • Written report of any non-compliance, itemised so you can compare repair quotes
    • Remedial work — overflow re-routing, vacuum breakers, drip trays, tray drainage, earth bonding
    • Certificate issued in the registered plumber's own name on completion
    • Pre-listing inspections so compliance is dealt with before it can hold up a sale

Our process on a Midstream call-out

    1. 1Book before listing rather than during transfer, when there is still time
    2. 2Inspect the geyser installation, safety valves, pipework and fixed installation
    3. 3Report any failures in writing with what each remedy involves
    4. 4Complete the remedial work
    5. 5Issue the Plumbing COC in the registered plumber's name
