Plumbing COC inspections in Benoni — what we actually find
Root-damaged clay sewer lines are the usual obstacle to a Benoni certificate, and a line that has to be rodded every season does not meet the standard. We camera and set out whether relining or replacement is required. Where a cottage or back rooms were added over the years, the plumbing serving them is inspected as part of the property rather than treated as separate.
Property stock in Benoni
Benoni's established suburbs around the lakes have mature gardens and original clay sewer lines, which is the combination that produces root intrusion. Rodding clears the symptom for a season; relining or replacing the affected length is what ends it. Many homes have had a cottage or back rooms added and fed from the main house without a properly protected sub-main.
Direct access. On properties with cottages or back rooms we check how the addition is fed before quoting anything on the board.
Faults that cluster in Benoni
- Root intrusion into original clay sewer lines beneath mature gardens
- Blockages returning each season because the pipe, not the debris, is the problem
- Cottages and back rooms fed from the main house without a protected sub-main
- Added accommodation with no dedicated earth leakage of its own
How Plumbing COC inspections works
A Plumbing Certificate of Compliance certifies that the installation meets SANS 10254 and SANS 10252, and the City of Johannesburg requires one before property transfer. It must be issued by a PIRB-registered plumber in their own name. The failures are almost always the same handful of items — overflow discharge position, missing vacuum breakers, no drip tray, poor tray drainage, missing earth bonding — every one of them small on its own, and expensive when discovered during a transfer.
- Full inspection against SANS 10254 and SANS 10252 by a PIRB-registered plumber
- Written report of any non-compliance, itemised so you can compare repair quotes
- Remedial work — overflow re-routing, vacuum breakers, drip trays, tray drainage, earth bonding
- Certificate issued in the registered plumber's own name on completion
- Pre-listing inspections so compliance is dealt with before it can hold up a sale
Our process on a Benoni call-out
- 1Book before listing rather than during transfer, when there is still time
- 2Inspect the geyser installation, safety valves, pipework and fixed installation
- 3Report any failures in writing with what each remedy involves
- 4Complete the remedial work
- 5Issue the Plumbing COC in the registered plumber's name
