Plumbing COC inspections in Midrand — what we actually find
A great many Midrand installations have never been certified, because the property has not changed hands since it was built. That means the first inspection is also the first time anyone has checked the geyser installation against SANS 10254, and it commonly turns up two or three items. None of them are large. All of them are cheaper to fix before a buyer's attorney is waiting.

Midrand is mostly newer than the suburbs south of it — complexes and estates built from the 1990s onward, with a good deal of construction still ongoing. Pipework is generally younger and in better condition, so the work skews toward compliance, geyser replacement at end of first life, and solar rather than the corrosion problems that dominate older areas. The older Halfway House pockets are the exception.
Complex work usually means signing in at the gate and, for anything structural or on a common-property line, clearing it with the managing agent first.

How Plumbing COC inspections works
A Plumbing Certificate of Compliance certifies that the installation meets SANS 10254 and SANS 10252, and the City of Johannesburg requires one before property transfer. It must be issued by a PIRB-registered plumber in their own name. The failures are almost always the same handful of items — overflow discharge position, missing vacuum breakers, no drip tray, poor tray drainage, missing earth bonding — every one of them small on its own, and expensive when discovered during a transfer.
- Full inspection against SANS 10254 and SANS 10252 by a PIRB-registered plumber
- Written report of any non-compliance, itemised so you can compare repair quotes
- Remedial work — overflow re-routing, vacuum breakers, drip trays, tray drainage, earth bonding
- Certificate issued in the registered plumber's own name on completion
- Pre-listing inspections so compliance is dealt with before it can hold up a sale
