    Plumbing COC inspections in Randburg

Owner-run plumbing work across Randburg for over 16 years — Ferndale, Blairgowrie and the surrounding freehold streets and complexes.

Plumbing COC inspections in Randburg — what we actually find

Randburg certificates most often stall on the older freehold side, where weeping galvanised pipework cannot be certified as sound. On the complex side, a bulk meter makes it important that the certificate is clear about what belongs to the unit. Where a home has been converted to offices or back rooms, the plumbing serving that use is assessed for what it is now, not what it was built as.

    Property stock in Randburg

Randburg's older freehold homes around Ferndale and Blairgowrie still have galvanised supply pipe in the walls, and once it starts weeping the pressure drop shows at the furthest tap first. Complexes here often share a single bulk meter, which makes one unit's internal leak everyone's problem. A high proportion of homes have been converted into offices or back rooms, each conversion adding load to a board sized for a family house.

Freehold access is direct. On bulk-metered complexes we coordinate with the managing agent, because isolating to test a single unit affects the others.

    Faults that cluster in Randburg

    • Weeping galvanised supply pipe showing first as weak flow at the furthest tap
    • Bulk-metered complexes where one unit's leak lands on everyone's account
    • Boards overloaded by home-office and back-room conversions
    • Sub-boards feeding cottages and outbuildings without their own earth leakage

    How Plumbing COC inspections works

A Plumbing Certificate of Compliance certifies that the installation meets SANS 10254 and SANS 10252, and the City of Johannesburg requires one before property transfer. It must be issued by a PIRB-registered plumber in their own name. The failures are almost always the same handful of items — overflow discharge position, missing vacuum breakers, no drip tray, poor tray drainage, missing earth bonding — every one of them small on its own, and expensive when discovered during a transfer.

    • Full inspection against SANS 10254 and SANS 10252 by a PIRB-registered plumber
    • Written report of any non-compliance, itemised so you can compare repair quotes
    • Remedial work — overflow re-routing, vacuum breakers, drip trays, tray drainage, earth bonding
    • Certificate issued in the registered plumber's own name on completion
    • Pre-listing inspections so compliance is dealt with before it can hold up a sale

    4. 4Complete the remedial work
    5. 5Issue the Plumbing COC in the registered plumber's name
