    A property transfer can stall on paperwork you did not see coming — and the Plumbing COC is a common one. Here is what it covers, when you need it, and how to keep your sale on track.

    What is a Plumbing COC?

    A Plumbing Certificate of Compliance certifies that your water installation is safe and compliant. Only a PIRB-registered plumber can issue a valid one — see our Plumbing COC page and the guide what is a plumbing COC.

    When you need one

    Many municipalities require it on transfer, conveyancers and banks routinely request it, and any geyser installation or replacement requires one under SANS 10254. If you are selling, assume you will need it and get ahead of it.

    What the inspection checks

    • No leaks anywhere on the property
    • Geyser compliant to SANS 10254 (safety valves, tray, vacuum breakers)
    • Water meter registers correctly
    • Hot and cold water correctly connected
    • Rainwater and sewerage discharge correctly

    What it costs

    From around R850 for the inspection and certificate, with extra only if repairs are needed. We quote any remedial work in writing before proceeding.

    In many municipalities (notably the City of Cape Town, with similar requirements increasingly common elsewhere) a Plumbing COC is required on transfer, and conveyancers, banks and insurers routinely ask for one.
