If your drains block every 12 to 18 months in roughly the same place, the cause is almost always tree roots — not "stuff people flushed". Joburg's mature garden suburbs sit on top of clay-jointed sewer pipes from the 1970s and 1980s, and roots find every weak joint they can.
Why roots love sewers
Sewer pipes carry warm water and dissolved nutrients — exactly what a thirsty tree wants in a Highveld winter. A hairline crack at a clay-pipe joint releases a tiny puff of moist vapour, the root grows toward it, slips inside, and then fans out into a "beard" that traps everything that floats past. Within 18 months that beard is a full blockage.
The worst offenders in Northern Joburg
- Jacaranda — aggressive surface roots, found in almost every Sandton and Killarney sewer we CCTV.
- Oak — slow but unstoppable; lifts drain inverts in Bryanston and Hyde Park.
- Ficus / fig — the worst. A single ficus on a boundary can destroy a sewer over 5 years.
- Plane trees — common in older Rosebank streets, similar behaviour to oak.
- Bamboo — runners follow trenches, very common in Fourways and Lonehill estates.
How we deal with roots permanently
- Mechanised cut. A spinning steel root-cutter on a drum machine shears the root mass back to the pipe wall.
- High-pressure jet. A jetter scours out the residue and flushes it to the municipal connection.
- CCTV inspection. A self-levelling camera identifies every root-entry point so we can quote a permanent fix.
- Spot-repair or reline. Failed sections are excavated and replaced with HDPE, or sleeved with a structural liner where excavation isn't practical.
Cost expectations
- Root-cut + jet + CCTV: R3,200 – R5,500
- Spot excavation and HDPE replacement (per 2m section): R6,500 – R12,000
- Trenchless liner (per metre): R3,500 – R5,500
Compare that to a single sewage backup into a finished basement — easily R40,000 in carpet, board and remediation. A planned root-cut every 12 months is the cheapest insurance you can buy.
