    Gutter Cleaning in Johannesburg: Why It Matters and What It Costs

    Gutter cleaning is one of those jobs nobody thinks about until the first big Joburg thunderstorm of the season — at which point the water is already running down the inside of your living-room wall. Here's why blocked gutters cause so much damage, how often you should be cleaning them, and what a proper gutter service costs in 2026.

    Why blocked gutters cause so much damage in Joburg

    Summer storms over Sandton, Midrand and Fourways routinely drop 30–40 mm of rain in twenty minutes. A properly working gutter and downpipe system carries all of that water away from your walls and foundations. A blocked gutter does the exact opposite — it overflows the back edge of the gutter, soaks into the wall cavity behind, runs down the facade and pools at the foundations.

    Over a few seasons that produces:

    • Damp patches on internal walls under window-sill height
    • Peeling paint and efflorescence (white salt deposits) on outside walls
    • Mouldy ceiling cornices and rotting fascia boards
    • Foundation movement and cracking on light single-storey structures
    • Mosquitoes breeding in the standing water

    How often should you clean your gutters?

    For most Joburg homes:

    • Minimum once a year — ideally late September or October, just before the summer rains.
    • Twice a year if you have overhanging plane, jacaranda, oak or pine trees.
    • After any major storm that's dropped a lot of leaves and debris.
    • Always before re-painting an exterior wall — it's cheaper than re-doing the paint a year later.

    What a proper gutter clean involves

    1. Safe access. Proper ladders, levelled feet, and on double-storey homes a fall-arrest harness. This is where most DIY gutter-cleaning accidents happen.
    2. Hand-clear the full length of every gutter — leaves, jacaranda pods, roof grit, bird nests.
    3. High-pressure flush to test the fall of the gutter and confirm every outlet drains freely.
    4. Downpipe test. Each downpipe is run with water to confirm it discharges to a working stormwater outlet, not into a flowerbed against the foundations.
    5. Repair and re-seal. Loose brackets re-fixed, leaking joints re-sealed, failed sections quoted for replacement.
    6. Photo report on completion so you can see what was found and cleared.

    What does gutter cleaning cost in Johannesburg?

    • Single-storey home, standard footprint: from R950
    • Double-storey home: from R1,500
    • Townhouse complex (per unit, multiple units): R650 – R900
    • Section of failed PVC or aluminium gutter, supply and fit: R450 – R750 per metre
    • Downpipe re-routing to a proper stormwater outlet: R850 – R1,500 per downpipe

    Compare that to a single damp-proofing job on a soaked internal wall — typically R6,000 – R15,000 and growing the longer it's left. A R950 gutter clean is the cheapest insurance policy on the property.

    When to repair or replace instead of clean

    If your gutters sag visibly between brackets, leak at every joint, have plants growing out of them or are rusted through (older galvanised systems), no amount of cleaning will help. The cost-effective answer is usually a full seamless aluminium re-do on the affected elevation. We quote that separately, with a per-metre rate and a fixed bracket count, so there are no surprises.
